Finding Delray Beach Residents
Begin with the kind of fact already in hand. PAPA works best for a street address, parcel number, or owner name. Landmark Web follows a named party through deeds, mortgages, liens, judgments, plats, and marriage records. eCaseView adds court and probate files. A Palm Beach County voter file can support a lawful search for registered residents, while My Status is meant for a voter checking their own record.
No source is a full household roll. Property records show owners, not all occupants. Voter files omit people who are not registered and suppress protected data. A directory search is strongest when two independent records point to the same person, address, or legal parcel.
- Enter the name or address in PAPA Advanced Search and note the municipality, situs address, mailing address, PCN, and sales references.
- Carry the book and page or legal description into Landmark Web. Compare names and dates on the recorded instrument.
- Check eCaseView for an open court or probate link, taking care with same-name parties and restricted images.
- Use voter, business, license, archive, or vital sources only when that record type fits the question.
- When an online index stops, ask the correct custodian for a narrow date range and an electronic copy.
Delray Beach Directory Offices
Delray Beach is not the Palm Beach County seat, yet several county services are available close to downtown. The South County Courthouse is the practical local Clerk counter. The Property Appraiser also operates a South County service center. The elections office, city clerk, and state agencies keep separate records, so sending a request to the office that created the file saves time.
Palm Beach County Clerk
South County Courthouse
200 W. Atlantic Ave., Delray Beach, FL
561-355-2983
The City Clerk at 100 NW 1st Ave. keeps municipal agendas, minutes, ordinances, notices, liens, and city election records. Development Services holds permit evidence by address. For a whole street, the Delray Beach street directory explains the address chain without turning city files into proof of occupancy.
PAPA Starts the Delray Directory
The Palm Beach County Property Appraiser launched public PAPA access in 1994 and redesigned it in December 2023. Its countywide dashboard reports 662,126 real parcels and more than 200,000 monthly users. Those figures show why the portal is a common first stop, but the record remains an assessment file. The public parcel card distinguishes the property location, called the situs, from the address where the owner receives mail.
| Search field | Input | Best use |
|---|---|---|
| Owner Name | Last name first; partial accepted | Find possible parcels tied to a person |
| Street components | Number, prefix, name, suffix, unit | Resolve a local address |
| Municipality | Select Delray Beach | Exclude postal Delray outside city limits |
| ZIP Code | Five digits | Search a delivery area, then narrow |
| PCN or book/page | Exact county keys | Carry a match into maps or deeds |
The PAPA search screen shows how broad the filters are.
The municipality and ZIP controls are especially useful because a Delray Beach mailing line does not always mean the parcel lies in the incorporated city.
Delray Names in Recorded Deeds
Landmark Web is the Clerk's official-record index. Search modes include name, document type, document number, book and page, legal description, marriage, map, and case number. A result can expose the recording time, instrument number, category, parties and their index roles, consideration when indexed, legal or parcel references, page count, and image actions. Grantor means the party giving an interest. Grantee means the party receiving it.
Use the owner and book/page found in PAPA to avoid a loose same-name search. Then read the deed for its execution date, legal description, and signatures. A deed proves a title event, not every person who lived at the address. Palm Beach County records begin with its creation in 1909, so earlier Delray-area land work may shift to Dade County.
The Landmark official records search displays the index controls.
An absent image does not erase the indexed instrument. The Clerk provides counter, mail, and email copy routes for restricted or temporarily unavailable web images.
Current Delray Beach Resident Rolls
Several current sources act like parts of a residents directory. Each lists a limited group and answers a different question. Matching the record to its custodian also makes errors easier to correct.
| Local source | People or links shown | Keeper | Access route |
|---|---|---|---|
| PAPA property roll | Owners, mailing and situs data | Property Appraiser | Free portal and service center |
| Landmark index | Parties to recorded instruments | County Clerk | Free index; copy options vary |
| Voter database | Nonexempt registered-voter fields | Supervisor of Elections | Public-record request |
| eCaseView | Public court parties and dockets | County Clerk | Guest or registered access |
| City files | Applicants, owners, petitioners, officials | City Clerk and departments | Archive, eServices, or GovQA |
Ownership, registration, and a court filing are not synonyms for residence. Use dates and roles. A mailing address may belong to an entity or serve only for correspondence, while an old filing may remain online long after a move.
Delray Residents in Court Indexes
eCaseView covers Palm Beach County and Fifteenth Judicial Circuit matters, with case data reaching approximately 1976 and documents generally reaching late 2008. Guest users can search by party name, case number, citation, offense dates, court type, and case type. Free registration adds criteria such as date of birth, incident, arrest, and booking details. Protected family, probate, guardianship, juvenile, adoption, and sealed material remains limited by role and law.
A docket can help distinguish names through case style, filing date, party role, counsel, judge, events, charges, or disposition. It does not prove that an allegation was true, nor that an address is current. For heirs, an open probate docket may identify a personal representative, but copies of public filings may still require the Clerk's counter or mail process.
The eCaseView portal provides the county party search.
Search broadly, then narrow by court type and date when common names push the results toward the portal limit.
Florida Voter Fields and Limits
Palm Beach County's My Status tool asks for a first name, last name, birth date, and sometimes another verifier. It is designed for one voter to see registration status, party, precinct, polling place, districts, sample ballot, and vote-by-mail information. It is not a public browse-by-street directory.
A fuller voter database can be requested from the Supervisor of Elections. Public fields generally include name, residence and mailing address, date of birth, party, supplied phone or email, status, and participation history. Social Security and state ID numbers, signatures for copying, preregistrants, registration location, and protected addresses are withheld under Florida law. Voting history records participation, never ballot choices.
The Palm Beach voter status form shows the individualized lookup.
For a lawful data request, seek only the fields and geography needed, ask for a machine-readable file, and expect protected data to be removed.
Delray Beach Vital Record Links
Florida vital records confirm events, but access rules differ. Marriage and dissolution certificates are public. The Bureau of Vital Statistics holds both from June 6, 1927, while the Clerk keeps Palm Beach County licenses and the actual divorce case. A state dissolution certificate is an abstract, not the judgment. Very recent events may not yet have moved from the Clerk to the state system.
Birth certificates remain confidential until 125 years after birth, subject to qualified-requester and identification rules. Death certificates without cause are generally public, while cause of death is restricted for 50 years. The Florida certificates hub separates the applications and ordering channels.
For family research, compare an event certificate with the Clerk file, obituary, cemetery record, or directory year instead of treating one abstract as a complete household record.
Delray Business Names in Sunbiz
Sunbiz can connect a person with a Florida corporation, limited liability company, partnership, trademark, or fictitious name. Its modes search entity name, officer or registered agent, agent name, document number, ZIP, street, and other keys. Results may show status, filing date, principal and mailing addresses, registered agent, officers or managers, and annual-report images.
These are business links, not home-address findings. An agent address may be a law office, service company, or commercial site. Use the filing date and role, then compare the entity with city or county business tax records when the Delray Beach connection matters.
The Florida Sunbiz search menu leads to its record modes.
Annual-report images form a dated trail and may help separate two people with the same name, but the address still needs independent confirmation.
Chapter 119 Opens Delray Records
Florida's Constitution and Chapter 119 allow any person to inspect and copy nonexempt state, county, and city records. A requester generally need not state a purpose or prove Florida residency. The custodian must respond promptly and in good faith, though the law sets no fixed number of days. If part of a record is exempt, the office should cite the exemption and provide the rest.
A narrow request works best: name the record type, office, address or party, date span, and desired electronic format. Standard paper charges are normally 15 cents for one-sided and 20 cents for double-sided copies when no other fee applies. Actual media costs and a reasonable special-service charge may apply to extensive work. Ask for an estimate before a broad search.
Best fallback. An online nonmatch may reflect spelling, retention, a web-image gap, or the wrong custodian. Ask for the existing index or file, not a new report.
Postal Delray Is Not City Delray
“Delray Beach” can mean an incorporated city, a postal place, or the wider cultural area. Western addresses in 33446 and 33484 are the clearest source of confusion because much of that territory lies outside city limits. City permit and code files cover incorporated parcels. Palm Beach County Planning, Zoning and Building handles many unincorporated addresses.
Check the municipality field on PAPA before contacting an office. ZIP codes route mail and do not draw legal boundaries. Neighborhood association borders, precincts, and historic districts are different again. This geographic check prevents a false no-record result from the city when the county created the permit or code file.
- Parcel
- A mapped unit of land with its own county control number.
- Situs
- The physical property address, which may differ from an owner's mailing address.
- Index
- A finding aid that points to a record; it is not always the record image.
- Criss-cross directory
- A directory arranged by street or phone number rather than only by surname.
Historic Delray Beach Resident Directories
The State Library's Florida Collection holds city directories from the early 1900s to the present, arranged by city and year. Its unattended catalog did not expose a reliable Delray title-by-title run, so search more than the word “Delray.” A West Palm Beach, Palm Beach County, Lake Worth, or Boca Raton title may include the city. Reference staff can confirm the volume and coverage before a visit.
The Delray Beach Historical Society's City Archive holds more than 65,000 artifacts, records, textiles, and oral histories. Research is by appointment. Ask by surname and street for telephone books, school annuals, family files, photographs, funeral material, and address folders. Palm Beach County Library adds census images, more than 25,000 family and local histories, historical maps, Palm Beach Post coverage from 1916, and Sun Sentinel material from 1985.
The four city Sanborn editions from 1922, 1926, 1949, and 1963 can test whether a street label, block, or building footprint changed. The full collection method belongs in the Delray Beach city directory account.
Directory gaps call for a change of source, not a guess. The latest named federal census open to the public is 1950 under the 72-year rule. A directory entry from a nearby year can supply an address or occupation, while the census can add household relationships and ages. Newspaper databases then bridge later years. Delray Beach incorporation in 1927 and earlier use of the names Linton and Delray also affect catalog and census searches. Record the exact title, year, page, and abbreviation key for each volume. Women, children, boarders, and people missed by a publisher may not appear, so an absence is only a lead. Deeds, census schedules, cemetery records, and dated newspapers remain key checks on any residents directory entry.
Delray Cemetery Records Add Names
Memorial Gardens began on donated land in 1902 and was founded in 1903. Its graves include pioneers, civic leaders, educators, and civil-rights figures. A 2024 grant-funded survey produced grave forms, a condition review, a history and management plan, and a public historic cemetery GIS. The location-linked map can connect an individual with a grave in a way a general directory cannot.
Cemetery evidence is still not a death certificate. Cross-check an inscription or survey entry with an obituary, probate file, newspaper, or vital record. The archive and cemetery route is especially useful for family lines affected by omissions in older printed directories, publication gaps, and older conventions that listed only a household head.
The city archive can also match a surname with photographs, oral histories, school annuals, and address files.
Use records lawfully. Public access does not permit stalking, threats, harassment, or publishing protected addresses. Verify facts with the custodian and share only what is needed.
