Delray Beach Address History Sources
A sound address history separates ownership from occupancy. Palm Beach County deeds document title transfers. The Property Appraiser links the present street address to a parcel control number, or PCN, plus a legal description and sale references. Those are the keys for moving backward. Directories, the public census, permits, newspapers, and cemetery material can then identify previous residents who do not appear as deed parties.
| Source | Years covered | Where held | What it shows |
|---|---|---|---|
| County deeds | 1909 to present; web completeness not guaranteed | Palm Beach County Clerk | Title parties, legal description, transfer dates |
| PAPA parcel record | Current roll and sale references | Property Appraiser | Owner, situs, mailing address, PCN, book/page |
| City directories | Early 1900s forward statewide; local run needs confirmation | State Library and City Archive | Listed occupants, spouse, work, address |
| Federal census | Public through 1950 | NARA and library services | Named household and relationships |
| Sanborn maps | 1922, 1926, 1949, 1963 | Delray Beach Development Services | Street label, footprint, use, block context |
| City permits | Online cutoff not published | Building Division and GovQA | Work, applicant, contractor, dates |
Start with the source closest to the target year. A recent transfer calls for PAPA and the deed index. A mid-century household calls for a directory and census pair. A structure question calls for permits and Sanborn sheets. None alone is a full list of past residents.
Start Delray Beach Records at PAPA
Enter the street number, directional prefix, street name, suffix, and unit in PAPA Advanced Search. Delray's grid turns on Atlantic Avenue and Swinton Avenue, so NE, NW, SE, and SW are meaningful parts of an address. Select Delray Beach in the municipality field when the parcel must be inside the city. A Delray Beach postal line can cover land outside the city boundary.
Save the situs address, owner name, owner mailing address, PCN, legal description, and each sale book/page reference. Situs means the land's physical address. Mailing address means where the assessment notice goes. They can match, but a match is not proof that every owner lived there. The 17-digit PCN and legal description are far more stable than a street number.
Key distinction. A deed establishes ownership, not every person who occupied the home.
Note: Search mailing and situs addresses separately when an owner appears elsewhere, and keep the same parcel key throughout the trail.
Walk Delray Beach Deeds Backward
The Palm Beach County Clerk records deeds, mortgages, liens, plats, and related land instruments. Landmark Web offers name, document type, document number, book/page, legal, and date searches. Its index is a finding aid. The deed image supplies the land language and parties needed for the next link.
- Use PAPA to capture the current owner's acquisition book/page, PCN, and exact legal description.
- Open that instrument in Landmark and record the grantor, grantee, execution date, recording date, and land description.
- Search the seller, who is the grantor in this deed, as a grantee in an earlier date range.
- Confirm the same parcel through its legal description. Do not join two records on a common name alone.
- Repeat until the web trail ends, then request the older index, deed book, or copy through the Clerk.
- Grantor
- The party transferring an interest in land.
- Grantee
- The party receiving that interest.
- Chain of title
- The linked sequence of transfers for the same land.
- Legal description
- The recorded lot, block, subdivision, or metes-and-bounds wording that identifies land.
The Palm Beach County record line begins in 1909. Earlier Delray-area land may belong in Dade County indexes because Palm Beach County had not yet been created.
When Delray Beach Images Are Missing
Landmark's “Oldest” date control does not promise that each historic image is online. During the 2026 restoration, the Clerk posted a temporary limit on available images. An absent image is not proof that no document exists. Search by party, book/page, legal description, and document number before changing channels.
The Clerk's Records Service Center at the Main Courthouse accepts in-person research and copy requests. Delray researchers can first ask the South County Courthouse at 200 W. Atlantic Avenue which archived books, microfilm, or certifications are available locally. Mail searches use a Records Service Transmittal Form, an exact name and time span, a return envelope, and the relevant fee. Official Records copy questions also go to ORWEB@mypalmbeachclerk.com.
The Florida inspection statute explains the public right to inspect and the custodian's redaction and fee duties.

The statute screen supports asking for electronic inspection and a cost estimate before extensive staff research.
Add Delray Beach Past Households
Ownership records give only half the answer. Ask the State Library which Palm Beach, West Palm Beach, Lake Worth, Boca Raton, or Delray title includes the city in the year being studied. An entry may show a spouse, occupation, employer, home address, and phone. If the volume includes a street or criss-cross section, the address can lead to the listed household head. Exact Delray-inclusive years were not exposed in the official catalog, so verify each volume rather than inventing a run.
The Palm Beach County Library provides federal census images, historical maps, newspapers, and more than 25,000 family and local histories under its access terms. The latest public named census is 1950. Pair a directory edition with a nearby census year, while allowing for a move between the directory canvass and census enumeration.
- Record the directory title, year, page, address, and abbreviation key.
- Check the same surname and address in the next earlier and later editions.
- Compare a 1940 or 1950 entry with the named census household.
- Use a newspaper, obituary, probate file, or deed to test a disappearance or move.
The local collections are described on the Delray Beach city directory page. Previous-resident work uses those collections to follow one address, not to assume each household member was indexed.
Date Delray Beach Homes and Streets
The city posts Sanborn fire-insurance maps for 1922, 1926, 1949, and 1963. Compare the street label, block orientation, lot, building footprint, and use across editions. Delray began as Linton, took the Delray name in 1901, and incorporated in 1927. No official source establishes one sweeping street-renumbering year, so old numbers must be tested against maps and plats instead of forced into a modern address.
Building records add work dates, applicant or owner names, contractors, inspection events, plans, and project scope. Development Services routes record copies through GovQA. Ask by address, permit number, PCN, project text, type, status, and date range. For a western postal address outside city limits, Palm Beach County Planning, Zoning and Building may be the proper custodian.
Historic property files were scanned beginning in 2020, and Historic GIS launched in 2022. The public viewer was temporarily unavailable during research, but designation reports, photos, construction dates, and site files remain identifiable city records that can be requested.
Note: A permit proves work at a parcel and names participants, but it does not prove that the applicant lived in the building.
Close Delray Beach Resident Trails
Probate, obituaries, and cemetery material can explain why a person leaves the deed, directory, or census trail. Clerk court files may connect an estate to heirs and real property. The Palm Beach Post archive runs from 1916 under library access terms, while selected Sun Sentinel full text begins in 1985. Treat obituary kinship and address claims as leads, then compare them with a deed, probate docket, death record, or grave entry.
Florida dissolution certificates cover events from June 6, 1927. They are statewide index certificates, not the full divorce case. The Palm Beach County Clerk keeps actual local case files where Palm Beach County handled the action. This can explain a surname or household change when the address trail otherwise breaks.
The Florida dissolution certificate service shows the official ordering route.

The state certificate can confirm the event, while the Clerk file may supply the fuller Palm Beach County record.
The Delray Beach 1909 Record Break
Palm Beach County was formed from Dade County in 1909. That date changes the repository, not merely the heading on a search form. If a Delray-area deed trail crosses into an earlier year, carry the legal description, subdivision, lot and block, party variants, and geographic clues into Dade County and state archival indexes. The modern street address may not appear at all.
This is Delray Beach's strongest local geography lesson for previous residents. The State Archives, State Library, Delray Beach Historical Society, and FamilySearch affiliate access can help locate older context, but they do not replace the legal deed custodian. The Historical Society's City Archive holds more than 65,000 records, artifacts, textiles, and oral histories. Ask by both surname and street, with known dates, instead of requesting an undefined search.
Historic maps also show whether the same street label and footprint survived. That check keeps a family story tied to the correct parcel through a county change, city incorporation, and later growth.
Use Delray Beach History Responsibly
Previous residents research fits family history, estate work, preservation, and a home's documented story. It does not create permission to track or pressure a living person. Florida protects qualifying participants through the Address Confidentiality Program and also exempts specified victim and official addresses. Public databases omit confidential application details and may redact protected fields.
Lawful use. Use Delray Beach address history for legitimate personal research. Never use a public address to stalk, harass, threaten, or harm anyone.
Keep a source log. Note the portal, volume, page, instrument number, date viewed, and whether the item is an index, image, uncertified copy, or certified copy. A past resident's name should remain attached to the evidence that produced it. Conflicting spellings, dates, and addresses are reasons to search more broadly, not reasons to select the version that best fits a guess.
